press release — 01/09/2022

Ombria Resort, the luxury sustainable resort in the Algarve, is delighted to announce the launch of pre-sales for its new phase Oriole Village – a collection of 83 beautifully appointed and fully furnished homes. With a selection of one- to four-bedroom apartments, townhouses, semi-detached villas and detached villas to choose from, these properties build on the success of its previous phase - the Viceroy Residences; luxury branded apartments which are currently almost 80% sold.

Nestled on a south-facing slope within Ombria Resort, the properties at Oriole Village have internal areas ranging from 70 to 300 sqm and take full advantage of panoramic views across the resort’s 18-hole golf course and lush green hills beyond.
As construction is due to commence in Q4 of this year, and completion is scheduled for 2025, pre-sale for Oriole Village began exclusively to buyers who had previously registered their interest. As a result, in less than one month, 20% of Oriole Village’s properties have already been reserved by house hunters mainly from the UK and USA, as well as from the Netherlands, Portugal and several other countries. The pre-sales launch is now being rolled out to the general public.

João Richard Costa, Director of Sales & Marketing at Ombria Resort, says: “The launch of Oriole Village is a much-anticipated milestone and we are thrilled to see such strong interest from buyers. The fact that these homes are eligible for the Golden Visa program and the Non-Habitual Resident tax regime is also a huge benefit that draws in savvy real estate investors.

“Owners at Oriole Village can use their properties either as permanent residences or as holiday / second homes. If vendors decide to rent out their properties, they can find comfort in the fact that their holiday let is managed by Ombria’s management company and operated by a market-leading hotel operator such as Viceroy Hotels and Resorts.”

To ensure Ombria Resort’s commitment to sustainability is reflected in Oriole Village’s design, the team partnered with Portuguese and award-winning Promontorio architects. The practice incorporated bioclimatic architecture, geothermal energy in some villas and focused on low building density to perfectly integrate the properties into nature. The contemporary design of these properties further boasts local materials and a high-end finish to effortlessly merge with the surrounding nature whilst creating a traditional Algarvian village feel.

The same attention to detail has been paid to the properties’ interiors as all of Oriole Village’s residences will be fully furnished and equipped and will feature bright and welcoming living spaces including open-plan kitchens. The bedrooms are en-suite and provide a quiet and comfortable space to unwind. Some units feature landscaped gardens, a private pool and/or a roof terrace as well as dedicated office spaces which can also be used as additional bedrooms.

Last but not least, Oriole Village residents will have access to Ombria Resort’s golf course and 5-star hotel managed by Viceroy Hotels & Resorts (opening Spring 2023) and its extensive facilities such as six restaurants, spa, kids club, library, gourmet shop, Golf Clubhouse and conference centre. Other resort amenities include an area for organic farming, beekeeping, astronomical observatory, paths/trails for nature walks or mountain biking and a beach club on one of the nearby beaches. In addition, residents will be able to enjoy Oriole Village’s very own restaurant as well as two large communal pools.

To add a level of convenience, owners are entitled to use the onsite management services which entail the reception and security as well as the maintenance of the gardens and pools.

Päivi Tomula - Investment Director, Real Estate of Pontos Group concludes: "Following the sales success of the Viceroy Residences at Ombria Resort, we are delighted that this new residential option is already attracting so many buyers. Being a long-term dedicated owner, Pontos welcomes this new phase which brings us one step closer to our original purpose of creating an eco-friendly destination where people will enjoy living."

Ombria Resort is situated in a tranquil countryside setting, 2km from one of the Algarve’s largest Nature Reserves and 7km north of the town of Loulé, with Faro airport and the beaches a mere 25-minute drive away. Prices of properties at Oriole Village start from €575,000.
