The Finnish Pontos Group, owner and promoter of the Ombria Resort, in Loulé, will invest around 30 million in the construction of Villas Alcedo, a set of 12 luxury detached villas.


Located on land adjacent to the Viceroy at Ombria Resort hotel (which has been under construction since December 2019), these villas will be built on individual plots of 1,700 m2 to 3,300 m2. With total construction areas between 387 m2 and 569 m2, Villas Alcedo can have between 3 and 7 bedrooms, heated pools, elevator, roof terrace, garage for 3 cars and large gardens overlooking the Ombria Resort golf course.

Villas Alcedo will be built one by one to the taste of each client and delivered turnkey. These villas are purely residential and are sold off-plan with an approved project, which allows flexibility to each buyer to build a villa whose interior design and finishes can be customized and adapted to their preferences.

Construction on the first Villa is scheduled to begin this summer and prices start at €2,550,000 (furniture not included). The design, by the Portuguese architecture firm, PROMONTORIO, guarantees that each house will have its individuality and at the same time it integrates a common concept: a contemporary Portuguese house of traditional inspiration that blends in with the landscape.

Owners will be able to take care of the maintenance and rent their own homes independently, or contract the maintenance and rental management with Ombria Resort, which will ensure all these services through the hotel operator, Viceroy Hotels & Resorts. The owners of these villas will also have access and privileges to use the facilities of the Viceroy Hotel and the golf course of the Ombria Resort.

The 30 million investment in the construction of Villas Alcedo is a part of the 100 million that is being invested by Grupo Pontos in the first phase of the Ombria Resort until 2022. This first phase includes the 5-star hotel Viceroy at Ombria Resort (with 6 restaurants, swimming pools, Spa, gym, kids club), 65 Viceroy Residences, a Conference Center and an 18-hole golf course (already built and will open to the public at the same time as the hotel in Spring 2023).

By 2030, Grupo Pontos will invest a total of 260 million euros over 3 phases. When the 3 phases are built, the Ombria Resort will consist of around 380 properties, some of which will be tourist units (apartments, townhouses or townhouses and detached houses) and others residential (detached houses). It will also have a wide range of leisure and entertainment facilities, such as an area for organic farming, beekeeping, an astronomical observatory, heated pools, paths/trails for nature walks or mountain biking and a beach club on one of the nearby beaches.

The total construction density of the Ombria Resort is extremely low - around 3.5% - making it one of the lowest construction density projects in Europe. Located 7 km north of Loulé, Ombria Resort aims to pioneer a new generation of low-density resorts, where sustainability, the environment and support for nature and local heritage are priorities. The development will be a factor in sustainable development, contributing to the reduction of seasonality in the Algarve and providing new opportunities for the local population.
